Sign up and verify your identity, address, and banking information for secure payouts.

Add photos, descriptions, amenities, and house rules. Set your nightly rate and availability.

Review & approve bookings

Guests submit booking requests for your review. You approve or decline each request. Approval forms a binding contract at the displayed price. You may only decline for lawful reasons.

Welcome guests & enter payout code

Give your guest access to inspect the property on arrival. Once they are satisfied, they will present their Payout Code to you — enter it in your host dashboard to trigger payment capture. Do not request the code before the guest has had a chance to look around.

Guest refunds

You may be required to issue refunds if:

  • Property is not as described in your listing
  • Essential amenities are unavailable
  • Property is unsafe or uninhabitable
  • You cancel the reservation

Anti-discrimination requirements

When reviewing booking requests, you may decline for lawful reasons such as dates being unavailable or guests not meeting your stated minimum requirements. You may not decline a booking request based on:

  • Race, colour, or national origin
  • Religion or sex
  • Disability or familial status
  • Sexual orientation or gender identity (in many states)
  • Any other characteristic protected by the Fair Housing Act or applicable state law

Hosts found to have declined bookings based on protected characteristics may have their listings suspended and may be subject to reporting to regulatory authorities. Guests who believe they were wrongfully declined can report this to disputes@mrhk.co.

Local laws, permits & regulations

Before listing your property, it is your responsibility to ensure you are legally permitted to operate a short-term rental:

  • Obtain a short-term rental (STR) permit or business licence from your local authority
  • Verify your lease, HOA rules, or condominium bylaws permit short-term rentals
  • Comply with local zoning laws that may restrict or prohibit STR activity
  • Display your STR permit number on your listing where required

MRHK.co does not verify host compliance with local STR regulations. Hosts who list without required permits are solely responsible for any fines, penalties, or legal consequences.

Payout timing & Instant Payouts

Payouts are released after the guest's checkout once the 24-hour dispute window closes with no open dispute. We use Stripe Instant Payouts whenever possible:

  • Instant Payout (eligible hosts): Funds arrive within minutes, any time of day — including weekends and holidays
  • Standard Payout (fallback): 1–2 business days via ACH if your bank does not support real-time payments
  • Eligibility is determined by Stripe based on account standing and bank capabilities

Tax responsibilities

As a host, you are responsible for:

  • Reporting your rental income to applicable tax authorities
  • Paying applicable income taxes on your rental earnings
  • Maintaining records of your earnings and platform payouts

Transient Occupancy Tax (TOT) / Tourism Tax: In jurisdictions where MRHK.co operates as a marketplace facilitator, the platform may be responsible for collecting and remitting transient occupancy tax on your behalf. Where this applies, it will be disclosed in your booking and confirmation records. In jurisdictions where the platform does not collect TOT, you remain responsible for any applicable local occupancy tax obligations. Check your local requirements and consult a tax professional.

How do I set my nightly price?

You have complete control over pricing. Research similar properties in your area, consider your costs and desired profit, and adjust seasonally. You can change prices anytime through your host dashboard.

Can I block specific dates from booking?

Yes. Use your availability calendar to block dates when your property isn't available. You can block individual dates or date ranges for personal use or maintenance.

What if a guest damages my property?

Document all damage with photos immediately after the guest departs. File a dispute through your host dashboard within 48 hours of checkout and submit evidence within 72 hours of opening the dispute.

Important: MRHK.co does not provide insurance or damage compensation beyond the booking payment already held. If the guest's booking amount covers the damage, the platform can hold and apply those funds. For damage exceeding the booking amount, you must pursue the guest directly or through your own short-term rental insurance. Adequate host insurance is strongly recommended.

How do cancellations affect my earnings?

If you cancel a confirmed booking: You forfeit the booking earnings and may incur a cancellation penalty fee. Repeated cancellations can lead to listing suspension or account termination.

If a guest cancels before check-in: Because payment is only captured when the guest presents the Payout Code at check-in, a pre-arrival cancellation means no payment was ever processed. You receive nothing for that booking, but your calendar is freed for new bookings immediately.

If a guest does not show up: The booking is automatically cancelled 24 hours after the scheduled check-in time if no Payout Code is entered. No payment is captured and your calendar is released.

Do I need property insurance as a host?

We strongly recommend short-term rental insurance. Standard homeowner's insurance may not cover commercial rental activity. Check with your insurance provider about appropriate coverage.

When will I receive my payment?

Payment is captured at check-in when you enter the guest's Payout Code into your host dashboard. Your payout is held through the end of the stay. After the guest checks out, a 24-hour window opens during which the guest may raise a dispute. If no dispute is filed, your payout is released automatically.

We use Stripe Instant Payouts whenever possible. Eligible hosts receive funds within minutes of the payout being issued — 24/7, including weekends and holidays. If your bank does not support real-time payments, standard ACH processing applies (typically 1–2 business days). See the Stripe Instant Payouts policy for eligibility details.
